We are looking for a Site Acquisition Manager (Land Rights/ROW Agent) candidate for our Seattle office.
The goal for the Site Acquisition Manager/Land Rights and ROW Agent is to build the skills, through training and experience, to competently negotiate the acquisition of property interests needed for construction projects in compliance with regulatory requirements. The ideal candidate will have strong interpersonal skills and a willingness to learn. The initial responsibilities of this position will be to perform technical services for Right of Way (ROW) projects including ownership research, tracking project status through spreadsheets, document preparation and administrative support, as needed. This position will be responsible for data and document control for all aspects of the project as well as primary oversight and ownership of leasing responsibilities associated with new site build and other modification projects. A clear understanding of the site development process from start to finish is required as is strong knowledge of the leasing process.
Essential Job Functions:
The ideal candidate will work with Project Manager (PM) to identify proper site types for NSB projects and agreement types for MOD projects. The incumbent will oversee and drive search ring due diligence and landlord interactions as needed to locate viable candidates; coordinate site walks for Lockdown and A&E; work with the customer and PM to establish and deliver against all site acquisition deliverables; and participate in Client meetings as needed and respond to client questions on a regular basis. Responsibilities will also include title review and determinations, landowner engagement, negotiation for land rights. This role requires attention to detail and organization as well as exceptional communication skills. 3+ years of industry experience in title, survey, utilities, land use or as a real estate or right of way agent, is required. Experience in any of these areas above the minimum requirements is beneficial.
He/she will also coordinate with PM and legal to draft client required documents for milestone achievement. These documents include but are not limited to SCIP/ATP/SARZAR packages, leases, easements, letters of intent SNDA’s, and various other legal documents. Additionally, the ideal candidate will review client RFDS and complete required applications; submit applications and work with PM to ensure timely responses; and complete any needed revisions to application, upload any application related documents to internal and external databases. The incumbent will work with PM to coordinate PORs and to assist with routing, processing and landlord purchase order requests. In addition, he/she will be requesting internal purchase orders and assisting with any project related purchase order issues internally and our with client/vendors.
Required/Preferred Skills, Work Experience and Education:
4-year degree or equivalent work experience preferred
Minimum 3 years of site acquisition experience within the wireless industry
Excellent written and verbal communication skills as needed to conduct daily interactions with customers, landlords and municipal organizations.
A valid broker’s license is required. If not currently a licensed broker, a license is required within the first six months of employment.
